How We Keep Your Property in Top Shape
We combine preventative planning with responsive service to protect your property’s value and keep tenants happy. Our San Diego property maintenance process is designed to reduce surprise costs, minimize downtime, and save you time and money over the long term.

Routine Maintenance & Upkeep
From landscaping and pest control to plumbing checks, filter replacements and safety items, we coordinate all the routine tasks that keep your property in great shape year-round. Our goal is to prevent issues before they become expensive repairs.

24/7 Emergency Repairs
Unexpected issues can happen at any time. Our emergency response team is available 24/7 to handle urgent repairs quickly and efficiently — minimizing damage, protecting your property, and providing peace of mind for both you and your tenants.

Reliable Vendor Network
We only work with thoroughly vetted, pre-screened contractors who deliver quality work at competitive rates. Our long-term relationships with local San Diego vendors mean faster response times, better pricing, and workmanship you can trust.

Preventative Maintenance Plans
We don’t just fix problems — we help prevent them. Regular inspections, seasonal maintenance, and system tune-ups for HVAC, plumbing, roofing and more help avoid costly breakdowns and extend the life of your property’s major components.

Detailed Maintenance Records
Every maintenance request and repair is logged in detail and made accessible through your owner portal. You’ll always have up-to-date records for budgeting, tax deductions, and insurance claims.

Property Maintenance FAQs
What types of maintenance do you handle?
We take care of everything from routine cleaning and landscaping to HVAC, plumbing, electrical, appliance repairs and emergency issues. If it involves keeping your San Diego rental safe, functional and comfortable, we can coordinate it.
Do I need to find my own repair contractors?
No. We manage the entire process for you. We use our network of trusted, vetted vendors to ensure high-quality work at reasonable rates, and we supervise the work to make sure it’s completed correctly.
How do you handle maintenance requests from tenants?
Tenants can contact our maintenance line 24/7 to submit work requests. Our team evaluates each request, prioritizes it based on urgency, dispatches vendors as needed, and follows up to confirm completion.
How do you make sure repairs are cost-effective?
We obtain competitive bids when appropriate, use vendors we trust, and communicate with you before starting any major repair. Our focus is on solving the problem correctly the first time at a fair price.
Can I set a spending limit for maintenance?
Yes. Owners can choose a maintenance reserve or pre-approved spending limit so that small repairs can be handled automatically while staying within your budget. Anything above that amount is always reviewed with you first.
Can I use my own preferred vendors?
In many cases, yes. If you have trusted vendors you’d like us to use, we’re happy to coordinate with them as long as they carry proper licensing and insurance and can meet our response time standards.
How often do you recommend preventative maintenance?
It depends on your property and systems, but many tasks follow quarterly, biannual, or annual schedules (for example: HVAC servicing, gutter cleaning, smoke/CO detector checks). We’ll work with you to build a preventative maintenance plan that fits your property and budget.
