San Diego Rental Property Inspections
Regular inspections are one of the most effective ways to protect your investment. We conduct move-in, move-out, and mid-lease inspections for properties across North County San Diego — documenting condition carefully, confirming that tenants are following the lease, and identifying maintenance needs before they escalate.

Move-In Inspections
Before a new tenant receives keys, we document the property’s condition thoroughly with photos and notes. This creates a clear baseline, reduces disputes later on, and helps ensure that expectations are set from day one.

Mid-Lease / Periodic Inspections
During the lease term, we schedule periodic inspections to verify that the property is being cared for, identify any unauthorized occupants or pets, and spot maintenance issues early. These visits are respectful, professional, and always conducted with proper notice.

Move-Out Inspections
When a tenant moves out, we inspect the property again and compare it to the original move-in report. This helps us fairly distinguish normal wear-and-tear from tenant-caused damage and calculate any appropriate security deposit deductions in compliance with California law.

Detailed Reports & Photos
Every inspection includes written notes and photos that are stored in your owner file. This documentation is invaluable for tracking long-term property condition, planning future upgrades, and supporting security deposit and insurance decisions.

Regular Inspections FAQs
How often do you perform inspections?
It depends on the property and lease terms, but we typically conduct inspections at move-in, move-out, and at least once during a 12-month lease. Additional inspections can be scheduled if concerns arise.
Do tenants get advance notice before an inspection?
Yes. We always provide proper notice before entering the property, in accordance with California law and your lease agreement.
Will I see the inspection reports?
Absolutely. You’ll receive summaries and photos from our inspections through your owner portal, along with any recommendations for repairs or improvements.
Can inspections help with security deposit disputes?
Yes. Detailed move-in and move-out reports with photos make it much easier to document condition and support security deposit decisions if a dispute arises.
Do you charge extra for routine inspections?
Routine inspections are included as part of our flat 8% full‑service management package for most properties. We do not tack on separate inspection fees in addition to your monthly management fee. When a one‑off inspection is requested outside the normal schedule, we confirm any additional cost in advance so there are no surprises.
